Fannie Mae and Freddie Mac have imposed a moratorium suspending eviction lock-outs over the holiday, from December 19 to January 2 for Fannie properties and December 19 to January 3 for Freddie properties. The moratorium applies to single-family and two- to four-unit properties owned by Fannie and all foreclosed, occupied homes owned by Freddie.

“We believe it is important to extend the timeline of help for struggling borrowers during the holidays,” says Joy Cianci, senior vice president of Single-Family Special and Distressed Assets at Fannie Mae. “If you are in trouble or facing foreclosure, reach out to Fannie Mae or your servicer today to get help. Options are available to avoid foreclosure, and we want to help pursue those options whenever possible.”

“Our announcement…is to help provide families with a greater measure of certainty during the upcoming holiday season,” says Chris Bowden, senior vice president of REO at Freddie Mac. “We also want to be sure families experiencing financial hardship are aware of the options available to them. Those who are facing possible foreclosure should reach out to their mortgage servicers and explore the alternatives that are in place to help homeowners year-round.”

Administrative and legal proceedings can continue during the moratorium, though residents are allowed to remain in the home, according to Fannie. Companies managing local evictions for Freddie can continue to file documentation, as well.
